If I am a HTS homeowner and want to transition into a bigger or smaller home, will I be allowed to?2025-07-02T10:49:02-05:00

If the home is mine, will I be able to do anything I want to it?2025-09-29T13:25:00-05:00

Guidelines are outlined in the ground lease that is signed at closing. You cannot refinance the property without permission from Here to Stay. There is a resale formula. Here to Stay homes can never be sold on the market, to keep them affordable for the next family, for generations to come. If you do major renovations or improvements there is no return in investment at the time of sale. At the time of sale, the homeowner will receive 20% of the shared appreciation, as outlined in the ground lease in addition to any equity earned (via down payment and principal paid on mortgage).

What does it mean to buy a home through the Here to Stay CLT?2025-07-02T10:47:50-05:00

A home buyer buys the building (home) and leases the land underneath from Here to Stay. Because the buyer is only buying the building, not the land, Here to Stay is able to reduce the cost of the home.  Buyers must sign a ground lease that is recorded with the deed, with Cook County.
